The Sr. Facilities Manager manages the facilities technicians and performs a wide variety of maintenance duties across Realm properties and vineyards. Duties range from hands-on repairs and troubleshooting to procuring parts and managing contractors. This role will be a self-starter capable of working alone and in a team, have a can-do attitude, be willing to dare greatly, be resilient and understand that quality is everything.

Essential Duties and Responsibilities
Safety:
•  Follows all safety policies and procedures, at department level, across winery, and as mandated by county, state, and federal standards.
•  Responsible for ensuring all direct reports and contractors are properly trained and comply with safety rules.
•  Maintains a clean and orderly workspace, always looking for improvement.
•  Participates in the Safety Committee. Leads by example each day.

Maintenance Management duties:
•  Manages direct reports. Sets clear expectations and standards of accountability. Provides in the moment leadership and feedback on performance and capitalizes on teaching opportunities as they present themselves.
•  Manages routine reviews, time off requests and timecards. Works with HR as needed.
•  Procures materials, tools, equipment, and information as needed to ensure direct reports have what they need to deliver on their responsibilities.
•  Schedules and manages contractors and consultants. Ensures that services are delivered as expected. Communicates schedule and cost variances as needed. Follows up on jobs and invoices to ensure we are receiving quality work at the agreed prices.
•  Manages a vender scorecard and gives feedback. Rewards strong partners and exits poor performers.
•  Champions the CMMS (Computerized Maintenance Management System). Creates and monitors work orders and preventative maintenance tasks. Delivers weekly work order report. Trains others on how to write work orders. Helps to establish priorities and gains consensus on expected outcomes.
•  Reports out facilities metrics weekly and monthly, such as water availability and usage, energy cost and usage, as well as consumables such as propane, diesel, and gas.
•  Manages Hazardous Materials Business Plan. Ensures that we have SDS sheets and proper storage for all chemicals on site.

Hands on maintenance duties:
•  Maintains the appearance/cleanliness/functionality of the properties.
•  Performs repairs and maintenance on caves, buildings, and other structures including plumbing, low-voltage electric systems, doors and window, roofs, drywall and paint, safety protection equipment, lighting, sensors and related hardware and software.
•  Performs repairs and maintenance on property infrastructure including cooling systems, boilers, heat exchangers, air compressors, water heaters, HVAC systems, underground utilities, wells, water pumps, Lyve system and generators.
•  Responsible for vineyard irrigation mains, property fencing and tree work.
•  Performs service and preventative maintenance on ATVs and UTVs; troubleshoots and identifies when appropriate for external service provider to make repairs or perform warranty work.
•  Performs and operates hand and power tools. Performs small welding projects.
•  Responsible for on-site waste diversion program and management (trash, recycling, yard waste).
•  Encourages and maintains a healthy biodiverse ecosystem on the properties.
•  Heavy equipment operation such as excavators, skid-steer, water truck and loader are highly desired.


Other Duties
•  Provides support as needed to the cellar team, vineyard team, and sales/marketing team to ensure seamless operation of all parts of the business.
•  Supports development of budgets and long-term real estate capital plans

Qualifications
•  10 years facilities maintenance experience. 5 years in a managerial role leading maintenance technicians.
•  Excellent oral and written communication with the ability to collaborate and work strategically with all team members.
•  Proficient in Microsoft Office Suite and communication platforms like Slack.
•  Fluent in English (reading, writing, and speaking) with Spanish proficiency preferred.
•  Versatility, flexibility, and a willingness to work within constantly changing priorities with enthusiasm
•  Strong attention to detail.
•  Ability to solve problems and set priorities.
•  Ability to work extended shifts and irregular hours.
•  Valid Driver’s License and be insurable by company standards.
•  Ability to work daily at winery location/s in Napa Valley

Physical Requirements
•  Frequent bending, standing, kneeling, climbing ladders, reaching below and above shoulders, and lifting objects weighing up to 60 lbs. while performing job duties.
•  Wrist, hand and finger dexterity is required to operate various equipment and materials.
•  Able to work irregular and variable hours and days.
•  Able to safely and effectively wear all required personal protective equipment.
•  Capable of safely and effectively operating a forklift. Forklift certified preferred.
