Puget Sound AVA Wa Estate Vineyard and Microwinery
Date Posted:

Property Type:
Anderson island, WA
Puget Sound
Anderson Island Vineyards
(NEW PRICE) Semi-retirement opportunity to own your own vineyard and micro-winery on a beautiful Puget Sound Island Property includes 3000 sq ft main house built in 2008 with the large separate garage (not a ADU) turned into a winery, tasting room, office/lab area PLUS and additional VRBO/AIRBNB vacation rental (you can see reviews at VRBO/AIRBNB for zip code 98303 and under Cottage at the Vineyard). We had a successful and fun first year of operation but the off-island 24 hour care needs of new granddaughter requires our time now. 2 1/2 acre vineyard with 5 varieties of cool climate grapes is the perfect size for a couple or small family and sufficient to provide a variety of wines make and to sell. Customers are mostly summer and holiday visitors to the island and the tasting room provides a fun island social center. We bonded the entire grounds for picnics with tables, chairs, and yard games. The price includes all equipment to care for the vineyard and grounds, including 2 tractors , 2 new riding mowers, sprayers, various tractor attachments. Price also includes all winery equipment. You would have to form your own LLC and then we can transfer permits and licenses over to new owners. Production is around 200-300 cases per year depending on harvest. There is some room to expand the vineyard in the area we now have a young orchard planted. Asking price value is in the land, house, garage building, vineyard and winery equipment not in either the actual winery business or vacation rental business. Cider sales, cheese, or honey would also be an opportunity to expand to as is special events and weddings. We are presently operating as a "family home business" which keeps local permitting and zoning requirements to a minimum. Even though the property is in the middle of the island it is very private with one way in/out. Has its own well and emergency generator.
