The Walla Walla AVA is primarily in Washington state, but extends into the northeast corner of Oregon where this property is located. Positioned in the prestigious SeVein wine region (home to some of the most prominent Washington wine makers, such as Leonetti Cellars, Doubleback and Seven Hills). Kulle Vineyards is one of the southernmost parcels in the SeVein (www.seveinvineyards.com) and is located at an approximate elevation of 1380’ feet. This elevation makes the property less susceptible to late spring and early fall frosts as compared to lower elevation properties. Rainfall in the SeVein averages 8”-9” each year, with most of that coming during the winter months.
This vineyard property is unique in that it offers multi-exposure opportunities with land facing in every direction, and one of the most advanced (precision) automated watering systems in the area (which is key to sustainable vineyard management). In addition, it offers a unique microclimate conducive to grape growing. The fertility of the quick drying soils and dry weather yield high quality vineyard sites. The SeVein taps water that is more than 1,000 feet below the surface filtered for decades through multiple layers of basalt.
We are seeking a partner(s) interested in planting “Estate/Reserve grade” vines on the Kulle Vineyards property, particularly Cabernet Sauvignon and/or Cabernet Franc in 2020 or 2021. Should a partner be interested in planting another varietal, we would entertain discussions around that as well. 5, 10- and 20-acre parcels are available for lease / partnering. Kulle Vineyards is comprised of 40 water rights acres.
